In Caledon the plumbing often serves more than one building

Farmhouses with a garage, a workshop, a pool house or a converted barn — all fed from one service, often through lines nobody has looked at in decades. That is a different job from plumbing a house, and it comes with its own boundary about what we do.

One service, several destinations

A typical Caledon property is not a single building on a small lot. It is a house plus outbuildings, with water running out to them underground, sometimes installed decades ago by whoever was available, sometimes with no record of the route at all.

Three things go wrong with those runs, and all three are worth knowing about before winter.

  • They freezeOlder outbuilding lines were frequently laid shallower than the frost line, on the assumption they would be shut off each autumn. If nobody shuts them off any more, they split.
  • They cannot be isolatedIf there is no shut-off for the outbuilding branch, a leak out at the barn means turning off the house too. That is a small job to fix and a large problem when you need it.
  • Nobody knows where they runA buried line with no record is a line you cannot avoid when you excavate, landscape or put in a post. Worth locating on a calm day.

Where our work stops

Caledon is the most rural area we cover, so this boundary matters more here than anywhere.

We do domestic plumbing, not farm systems and not water sources. Water lines and drainage serving a house, a garage, a pool house or an outbuilding converted to living space are ours. Wells, well pumps, pressure tanks, water treatment and septic systems are not. Neither is agricultural plumbing — barn water systems, livestock waterers and irrigation need a contractor who does that specifically.

The simplest version: if it is plumbing you would recognise in a house, it is ours, wherever on the property that building happens to be.

Escarpment and Greenbelt land

A good deal of Caledon sits within the Niagara Escarpment plan area or the Greenbelt, and parts fall under conservation authority regulation. That does not affect plumbing inside a building at all. It can very much affect excavation outside one — replacing a buried service line or a septic-adjacent drain on regulated land may need approvals beyond an ordinary plumbing permit. We check what applies before quoting exterior work rather than after.

Plumbing in Caledon

The water line runs out to a barn, garage or pool house. Is that your work?

The line and the fixtures at the far end, yes — that is ordinary domestic plumbing and it does not stop being ours because the building is fifty metres from the house. Where it stops is agricultural systems. A tap and sink in a workshop is our work. Livestock waterers and irrigation are not.

Can you plumb a converted outbuilding as living space?

Yes, and it is a proper job rather than an extension of the existing line. Living space needs adequately sized supply, drainage with correct fall, venting for every fixture, and protection against freezing for a building that may not be heated continuously. It also needs a permit and inspection.

How do I shut the water off to one building without cutting off the house?

You need an isolation valve on that branch, and a surprising number of properties out here do not have one. It is a small job to add, and it changes what a leak at an outbuilding costs you — one valve closed instead of the whole property shut down.

Does being on the Escarpment or in the Greenbelt affect plumbing work?

Not for anything inside a building. It can affect work outside one. Replacing a buried service line or excavating for drainage on regulated land may need approvals beyond a standard plumbing permit. We check what applies to your property before quoting exterior work, because finding out afterwards is expensive.

How far into Caledon do you actually go?

Bolton and the eastern side are comfortable for us. The further west and north you go the longer the drive, and Caledon is a very large municipality. For booked work we will give you a window and keep it. For an out-of-hours emergency at the far end we will be honest on the call.
