King City plumbing: everything inside the house
Big lots and big houses make for a different plumbing job than a subdivision semi. Longer runs, more bathrooms drawing at once, more hot water needed. That's our work. What isn't: wells and septic systems — we don't touch either, and we'd rather say so on the first line than the first visit.
Let's get the limit out of the way first
We don't service private wells, well pumps, pressure tanks, water treatment equipment or septic systems. Not as a policy of convenience — it's specialist work and doing it badly causes real problems.
What we do is everything from the pressure tank onward. On a King City property with private services, the plumbing inside your house is ordinary residential plumbing and all of it is our job: supply lines, drains, fixtures, water heaters, bathroom and kitchen work, leak repair, sewer and drain lines. The water's source and where the waste ends up aren't ours. Everything in between is.
If you call us with a well problem we'll tell you within a minute, at no charge, rather than sending someone out to look at something they can't fix.
What large homes do to plumbing
Square footage changes the problems. Three things come up in King City that barely register elsewhere:
- The long wait for hot waterEvery metre of pipe between the heater and a distant bathroom is full of water that's gone cold. All of it has to be pushed out before hot arrives. In a big house that's a genuinely long wait and a lot of water down the drain. A recirculation line fixes it, and costs a fraction to install while a renovation is already open.
- Everything running at onceFour bathrooms plus a kitchen plus laundry is a lot of simultaneous draw. Whether that needs a bigger unit, a second one, or nothing at all depends on how your household actually behaves in the morning — not on the floor plan.
- Pressure drop over distanceLong horizontal runs and multiple storeys both cost pressure. If one far fixture is weak while the rest of the house is fine, that's usually the run rather than the supply — and it's fixable without touching anything else.
The older village homes
Not everything in King City is a new estate. The older homes around the village core have the same aging-material issues we deal with in Thornhill — original supply lines, cast iron waste, fixtures that have been repaired more than once. Those are straightforward jobs for us and we'd rather stage the work than quote you a whole-house replacement you don't need yet.

Plumbing in King City
Do you service well pumps or septic systems?
No. We do not work on wells, well pumps, pressure tanks, water treatment equipment or septic systems of any kind. If your problem is the well or the septic bed, you need a contractor who specialises in those systems, and we would rather tell you now than send someone who cannot help.
My house is on a private well. Can you still do my plumbing?
Yes, for everything inside the house. From the pressure tank onward it is ordinary residential plumbing: supply lines, drains, fixtures, water heaters, renovations, leak repairs. The dividing line is simple — water source and waste treatment are not ours. Everything the water does in between is.
Why does hot water take so long to reach the far bathroom?
Because of the length of pipe between the heater and that tap. All the water sitting in that run has gone cold, and every drop has to be pushed out before hot arrives. A recirculation line is the usual fix, and far cheaper installed during a renovation than as a standalone job.
Why does the shower go cold when someone runs a tap downstairs?
Two causes needing different fixes. If the shower goes cold, the other fixture is stealing hot water and your heater cannot keep up — a capacity problem. If it goes scalding, cold is being diverted away and the shower valve is not pressure-balanced, which is a real scald risk.
Do I need two water heaters for a large house?
Sometimes, but it is not automatic. What matters is peak simultaneous demand, not square footage. Four bathrooms never used at the same time may be fine on one properly sized unit. Two used by four people every morning may not. We size to how your household actually behaves.
