In Alliston the water itself is half the conversation

A lot of properties around here draw from a private well, and well water is chemically nothing like what comes out of a municipal main. It changes what fails, how fast, and what we can actually do about it.

What the water does to the plumbing

Two things come up constantly on well-supplied properties in this area, and both are about water chemistry rather than pipework.

Iron shows up as orange or brown staining in sinks, baths and toilet bowls, and as a metallic taste. It is dissolved in the water and precipitates out on contact with air. It does not damage pipe quickly, but it stains everything and it accumulates inside a water heater.

Hardness is dissolved calcium and magnesium, and it is what leaves white crust on taps and shower heads. Its real cost is your water heater: scale settles on the bottom of the tank, the burner has to heat through it, and the unit works harder every year until it fails early.

Here is our honest limit. The fix for both of those is water treatment equipment — softeners, iron filters, conditioners — and we do not supply, install or service any of it. Nor do we work on wells, well pumps, pressure tanks or septic systems. What we do is everything from the pressure tank onward, and we will tell you plainly when what you actually need is a treatment specialist rather than a plumber.

What we can do about it

Plenty, once the boundary is clear. We can tell you whether scale is what killed your last water heater, flush and service a unit that is still worth saving, and size a replacement knowing what your water is doing to it. We can replace stained or damaged fixtures. We can repipe a run that has genuinely deteriorated. And we can work perfectly well downstream of treatment equipment somebody else installed.

Alliston has a proper nineteenth century core, and the housing on and around the old main street is far older than the subdivisions that have grown around it. That is ordinary old-house work for us — original supply lines that have narrowed, waste pipe that has been repaired in sections, and fixtures that have been replaced more than once.

Plumbing in Alliston

My water leaves orange staining everywhere. What is that?

Iron, dissolved in the water and precipitating out when it meets air. Very common on well-supplied properties here. It is not dangerous and it does not eat through pipe quickly, but it stains permanently and builds up inside a water heater. The fix is an iron filter, which we do not supply or install.

Does hard water actually damage plumbing, or does it just look bad?

It does real damage, but to equipment rather than pipe. Scale settles on the bottom of a water heater tank and the burner has to heat through an insulating layer, so the unit runs hotter and fails years early. It also narrows the small passages inside taps and shower valves.

Can you replace a water heater in a house supplied by a well?

Yes. A water heater sits downstream of the pressure tank, which puts it squarely in ordinary plumbing territory whatever the water source. We will size it for your household and, if your water is hard or iron-rich, tell you what that is likely to do to its life. The well and pump are not ours.

My well-supplied house has lost pressure. Where do I start?

Most likely the pressure tank or the pump, which unfortunately means a well contractor rather than us. Before calling anyone, check whether the gauge on the tank is reading, and whether the pump is running constantly or not at all. Those two observations narrow it down considerably.
