The buried lateral is the most expensive thing nobody looks at.
A city with genuinely old housing in the Village, nineteen-fifties bungalows down by the bay, and one of the largest new communities in the province going up at Seaton. Whichever end you are buying at, the plumbing is the part the inspection covers least.
Less than most buyers assume, and that is not a criticism of inspectors — it is the nature of the job. A standard home inspection is visual and non-invasive. The inspector runs taps, flushes toilets, looks at what is exposed, and reports what can be seen.
What that cannot tell you is the condition of pipe inside walls, whether the buried sewer lateral is sound, whether a basement bathroom was properly vented, or whether the supply line to the street is original. Those are precisely the items that cost five figures, and every one of them is invisible on a walkthrough.
Having the drains properly checked before you waive conditions is the single highest-value thing you can do on an older Pickering property. It is the difference between negotiating a discount and discovering a collapsed line in your first winter.
The Village core predates the city around it by a long way. Bay Ridges, West Shore and the streets near Frenchman''s Bay are largely nineteen-fifties and sixties. In both, the things worth establishing before you commit are the same three: what material the supply pipe is, what condition the sewer lateral is in, and whether anything was added without a permit.
A brand-new house has no corroded pipe and no roots in the lateral. What it can have is builder-grade fittings chosen for cost at scale, drain runs laid at the minimum acceptable fall, and a basement rough-in placed for the builder''s convenience rather than for the layout you have in mind.
None of that is a defect and none of it should stop you buying. What it should do is set expectations — and if the home is still inside its warranty period, the builder is the right first call, not us. We will say so rather than take the job.
Durham Region operates the water and wastewater systems. The City of Pickering issues building and plumbing permits. So a permit question goes to the City and a water main question goes to the Region — and the pipe from your property line into the house is yours either way.

Three things, in order of cost if they go badly. The buried sewer lateral, which nobody looks at. The material of the water supply pipe, which tells you how much life is left in it. And whether any bathroom or laundry was added without a permit, because that becomes yours the moment you close.
Two things. Builder-grade fittings are chosen for cost at volume, so stop valves and toilet internals often need attention years earlier than in an older home. And the basement rough-in will be where it suited the builder, not where you want the bathroom. Inside warranty, the builder is your first call.
Quite a lot. A finished basement hides the main drain stack, the point where the lateral leaves the building, the foundation walls, and any evidence of previous water. We can still test what is accessible and run the drains hard, but it is a partial view and we will say so.
