Aurora has two housing eras and almost nothing in between

The old town, and the town around it

Aurora Village and the streets radiating off the Yonge and Wellington intersection are genuinely old — some of the housing predates Confederation, and the town has heritage conservation designations covering parts of it. Those homes have been renovated repeatedly, which is its own problem: you open a wall and find three eras of pipe joined together by whoever was cheapest at the time.

Then there is everything else. Bayview Wellington, Aurora Highlands, Aurora Grove and Bayview Northeast went up largely between the mid 1980s and the mid 2000s. Standard boom-era stock, standard boom-era failures, all arriving on roughly the same timetable street by street.

The gap between the two matters. There is no large stock of 1950s and 60s housing here the way there is in Thornhill, so we are rarely dealing with the galvanized-and-cast-iron combination that defines work further south. In Aurora it is either genuinely old or genuinely modern.

Hard water is the quiet common factor

Both halves of town share one thing: York Region water is hard, and hard water is what shortens the life of a water heater. Scale builds on the bottom of the tank, the burner has to heat through it, and the unit works harder every year until it gives up early.

Worth being clear about our limits here — we do not install or service water softeners or any water treatment equipment. What we can do is tell you honestly whether scale is what killed your last heater, flush a unit that is still worth saving, and size a replacement knowing what the water is doing to it.

Working on a heritage property

If your house is in a heritage conservation district, plumbing inside the walls is generally not what the designation is protecting — it is the exterior and the streetscape. Where it does matter is anything that changes the outside of the building: a new vent penetration through a visible roof slope, or an exterior cleanout. We check before we cut rather than after.
