The permanent fix for a house that freezes somewhere every winter.
Keswick, Sutton, Jackson's Point and Pefferlaw grew as lakeside communities, and a great many properties that are now lived in all year were originally built to be shut up in October. The plumbing frequently has not caught up.
A property built for seasonal use was plumbed on the assumption it would be drained every autumn. That produces specific characteristics you would never design into a year-round house:
If your house freezes somewhere every winter despite being heated, this is almost always why — it is not that the heating is inadequate, it is that the pipe is outside the heated envelope.
It is very doable and it is mostly rerouting rather than replacing. Pipe gets moved inside the insulated envelope, vulnerable runs get insulated or heat-traced, and the water heater gets sized for how the house is actually used now. We would rather do that as a planned job in September than as an emergency in January, and the cost difference between those two versions is substantial.
On lake water and private services: some properties here draw from Lake Simcoe through an intake, or run on a private well and septic. We do not service any of those systems — no intakes, pumps, treatment or septic. Everything inside the house from the pressure tank onward is still ours, and that includes all of the winterisation work above.
Almost all of it comes back to buildings doing a job they were not designed for.

Three things, in order. Any pipe running outside the heated part of the building wants rerouting inside it. The water heater almost certainly needs resizing, because it was chosen for occasional use by two people. And the buried water service is worth checking, since seasonal properties were sometimes laid shallow.
Because the pipe is outside the heated part of the building. Heating the rooms does nothing for a run passing through an unheated crawl space or tight against an uninsulated exterior wall, which is exactly where a seasonal build put its pipework. The fix is moving the pipe, not the thermostat.
Not the intake system itself. Lake intakes, the pump, any filtration and the pressure tank are outside what we do — the same boundary as a well. Everything from the pressure tank onward into the house is ours, including the winterisation and rerouting these properties usually need most.
Insulation slows heat loss; it does not add heat. On a pipe in a space that genuinely gets cold it buys time rather than protection, and in a long cold snap it will still freeze. Where the space drops below zero, the honest answer is rerouting inside the heated envelope.
